The R.I.C.S. Homebuyer Survey and Valuation
Specifically designed for the homebuyer who wants a professional
opinion as to the open market value and condition of the property
they are buying. This is a detailed report extending to some 11
pages and presented in a bound folder.
This is the most commonly required report for homebuyers.
Valuation Reports
The correct term for this report is a “Valuation Report
carried out in accordance with the R.I.C.S. Appraisal and Valuation
Standards”.
This report can be used for a number of purposes and is designed
to provide a professional opinion as to the Market Value of the
subject property. Although it comments on the condition of the
property, it is not as detailed as the Homebuyer Survey and Valuation
above.
This report is most commonly required for homeowners who need
a professional valuation for financial purposes, including matrimonial
disputes and accountancy, and can be provided for both residential
and commercial properties. This is also popular with homebuyers
who are concerned over the agreed purchase price of their property.

In the case of loss of a family member Sylvesters can provide
your legal advisors with a schedule and professional opinion as
to the value of the subject property. If we are subsequently requested
to deal with the sale of the property our fee for the probate
valuation is deducted from the sale fee.
Matrimonial Valuations
Disagreements over the value of the matrimonial home are often
the biggest financial concern during matrimonial disputes and
proceedings. Sylvesters professional department can provide you
with a report and opinion as to the open market value of the subject
property so that proceedings may progress more rapidly. These
reports are carried out by a Chartered Surveyor in accordance
with the R.I.C.S. Appraisal and Valuation Standards and are a
professional document.
Buildings Insurance Valuations
Is your property insured for the correct amount?
An alarming amount of properties in the U.K. are under insured
and most homeowners are unaware of it.
Buildings insurance is not related in any way to the open market
value of the property and is the estimated cost of rebuilding
based on gross floor area.
